    1. PROJECT SCOPE

Scope of Work

Design, Fabrication, and Installation of Signage

1. Project Overview

  • JPS is seeking qualified signage contractors to provide design, fabrication, delivery, installation, and coordination of signage. Signage shall support wayfinding, safety, branding, and regulatory compliance.

2. Scope of Services

2.1 Design and Coordination

  • Review project requirements, drawings, and site conditions
  • Verify sign locations, mounting conditions, and visibility
  • Develop design concepts consistent with Owner branding standards
  • Coordinate with Owner, Architect, and other trades as required
  • Prepare sign message schedules and location plans

2.2 Permitting and Approvals

  • Obtain required permits and approvals from authorities having jurisdiction (AHJ)
  • Coordinate reviews and approvals with Owner prior to fabrication

2.3 Fabrication

  • Fabricate signage in accordance with approved shop drawings
  • Provide materials suitable for intended environment (interior/exterior)
  • Ensure durability, legibility, and finish quality
  • Provide ADA-compliant tactile and braille signage where required

2.4 Installation

  • Deliver and install signage at approved locations
  • Provide all mounting hardware, supports, and accessories
  • Install signage plumb, level, and securely anchored
  • Protect surrounding finishes during installation
  • Patch and restore surfaces as required

2.5 Types of Signage

Signage may include, but is not limited to:

  • Interior identification and room signage
  • Wayfinding and directional signage
  • Regulatory and code-required signage
  • Safety and emergency signage
  • ADA-compliant signage
  • Exterior building, site, and parking signage
  • Donor, recognition, or branding signage

3. Materials and Standards

  • Materials shall be appropriate for location and exposure
  • Finishes shall be UV-resistant for exterior applications
  • Graphics shall be clear, durable, and fade-resistant
  • ADA signage shall comply with current ADA and local code requirements

4. Submittals

  • Shop drawings and sign schedules
  • Material samples and finish selections
  • Color proofs and mockups as required
  • Installation details
  • Warranty documentation

5. Quality Control

  • Verify dimensions and messages prior to fabrication
  • Replace or correct defective or damaged signage at no cost to Owner
  • Perform final walkthrough with Owner upon completion

6. Schedule

  • Provide a detailed fabrication and installation schedule.
  • Coordinate installation activities with the Owner to minimize disruption to operations.
  • Adjust schedules as required due to permitting, approvals, or site conditions, with timely notification to the Owner.

7. Repairs and Maintenance

  • All signage shall be maintained in a safe, clean, and visually acceptable condition at all times.
  • Conduct periodic inspections to identify damage, wear, fading, electrical issues, or other conditions affecting appearance, functionality, or safety.
  • Routine maintenance may include, but is not limited to:
    • Cleaning of sign faces and components
    • Tightening or adjustment of mounting hardware
    • Replacement of lamps, bulbs, or LED components
    • Repainting or refinishing
    • Minor structural or alignment adjustments
  • Repairs resulting from normal wear and tear shall be addressed promptly upon discovery.
  • Damage caused by vandalism, weather events, accidents, or misuse shall be repaired or replaced as soon as reasonably practicable following notification.
  • Temporary measures may be implemented as necessary to maintain safety and visibility until permanent repairs are completed.
  • All repairs and maintenance shall utilize materials and methods consistent with the original sign design unless otherwise approved by the Owner.
  • Maintenance and repair records may be maintained to document conditions, corrective actions, and associated costs.

8. Warranty

  • Provide a minimum one (1) year warranty on materials and workmanship.
  • Provide applicable manufacturer warranties for specialty materials, finishes, or lighting components.

9. Safety and Protection

  • Comply with OSHA regulations and all site-specific safety requirements.
  • Maintain clean, organized, and safe work areas at all times.

10. Exclusions

  • Any exclusions shall be clearly identified and stated in the contractor’s proposal.
